Porch Building Regulations

Your Porch may be Exempt

Your porch may be exempt from building regulation control providing that

  • It is built at ground level
  • It is single storey
  • Floor area of less than 30 square metres
  • Glazing is to Part N Impact Regulations

As long as these provisions are met Building Regulations may not be required. Having said that, the process of Building Control for Porches is currently under review and it would be wise to check with your local council. Planning Permission for porches is not normally required as long as the project falls under the permitted development rules. Standard exceptions were planning permission is required are Heritage and Listed Buildings, and houses in conservation areas.

Porches - Work Involved

Foundations Base & Footing

All our building work on porches will comply with good building practice ensuring longevity and minimum maintenance.

Much of the critical work is in building a new base or renovating the old base.

Good Building Practice involves

  • Footings excavated to a minimum 450mm
  • Exposed pipes protected by concrete lintels
  • Level foundations of at least 150mm
  • Inner skin of cavity wall built to floor level
  • Hardcore laid to a minimum depth of 100mm ยท
  • A screed of sand is then laid
  • DPM installed up inner cavity wall
  • 100mm of concrete is then laid to floor level
  • Outer skin of the cavity wall built to floor level
  • Outer skin protected with DPM
